I am a 12 year active Army NCO going through this process and I have a few concerns. I am not having problems with the process or my PEBLO, I feel deeply that I will be rated fairly and that there is a chance of not only medical retirement but UE (Which my body needs), finding a job (if needed I have an MBA)(and maxed out on ED spending so no use of the GI Bill for me, will save for kids if they need it) or the emotional roller coaster (my wife and I are tight); I am having problems with the transition to civilian life, like housing. I have a wife, two kids, a mother in law, and pets. I am staying in the state of Louisiana because if this works out the way I think it might my kids could have a very close to free ride at a Louisiana State college of their choice. (Look I’m not going to argue the merits of online Vs. Brick and mortar…My degree’s are primarily online; however right now the Brick and mortar is better respected and there is the networking factor…) But I can’t find a freaking rental to save my life. I won’t give up my dogs; as they helped me overcome the more devastating aspects of my PTSD, and my physical decline, they are not formal helper animals, but they can still keep me attached to the world and let my wife know if I need help or assistance. Needless to say my wife is also a stay at home wife as she is taking care of both me and her mother. So as the bread winner I need to find a dam place to put my family while we ride the economic roller coaster to come when everything gets settled out. I cannot use my VA loan at this time because I am going through this and when a mortgage banker confirms the VA will tell them I am pending… basically meaning economic chaos so lenders don’t want to touch me until this issue is settled.

Does anybody in any part of Louisiana have any advice, leads, contacts, relatives, and networks, or any form of information that may help about rentals and housing?

Also:

I have heard, that I can request to stay in housing on post for up to six months after my “Retirement”. Like many things I have “herd” I cannot find it in writing. Does anyone know for sure one way or another? And does anyone know what the paperwork should look like? Because there is always paperwork.
 
You can use VA home loan while going through IDES. You probably won't qualify for a fee being waived, but you can use VA sponsored home loan....just an FYI. :)

Interesting about the staying on post up to six months after retirement. I haven't heard that discussed on this cite but that does seem like it could be a benefit.

Lastly, I like your attitude. Keep the positive mindset. Also, it seems like your case is moving along smoothly. :)
 
im here at polk dude i just got a place in tn the va doesnt have anything to do with you actually getting the house. Your mortgage company has a va certified underwriter you just be smart about what you tell them. Ive been in the process since last june and just now seeing some real movement! Dont stress, or try not to keep your family calm i know the not knowing is hard as hell but its nothing the people on this post can make happen any faster. If i were you id get everything i could settled before anything happens... get off post start getting bah, start saving if you can lower payments and bills do it. Start getting your resume and look for a job, the bad thing is your not gonna be able to get one but you should be able to land one on post fairly easy! If you need any advice or help feel free to ask
 
Talk with picerne about the housing situation. I know in the acap briefs it definitely says something about being able to stay in housing for a period of time following retirement.. Glad to see I'm not the only one from Polk on here!

For what it's worth, I offer that you remain positively proactive and stay the course throughout your interactions while trying to secure the best solution for yourself and your loved ones.

Folks I appreciate all of your advice and guidance; I am not in a position to buy a house right now, but I did discover HUD and will apply for reduced housing as I believe I will be on a fixed income for the rest of my days. I am also talking to housing here at Fort Polk trying to find about that additional six months. I am just trying to set up my family for continued thriving, and all the advice and encouragement you guys have given help a lot.
 
Polk here! May sound silly but u might want to check this out with someone at JAG/ IG.......u never know? This question might have been asked to them before.....May be they can assist in refering u to some one who might know and/ or show u this on paper. Long shot.........

3–16. Assignment of Family housing

d. Assignment provisions.

(1) Assignment will not be made unless the sponsor is expected to occupy the housing for a minimum of 6 months.

b. Exceptions to immediate termination

People are critically important to the Army. In recognition of this fact, the Army has a fundamental policy of

strongly supporting the basic needs of its Soldiers and their Families. Certainly, housing is a basic need. This is so at

all times but especially during periods of Familial hardship. Any unilateral termination of Family housing by the Army must take this basic policy into consideration. Accordingly, the following situations require particular attention by the garrison commander to ensure that Families are not inadvertently punished in times of great difficulty and intense distress:



(f) In hardship cases, former Uniformed Service members and their Family members, former Federal employees (or other residents) and Family members, or Family members of deceased Federal employees (or other residents) may be permitted to remain in assigned housing for a period not to exceed 60 days and will be charged an amount equivalent to the former member’s full BAH (see OMB Cir A–45). Written notifications and agreements between the resident and the garrison commander will ensure full understanding of the terms and conditions of continued occupancy. Installations located in foreign countries must adhere to applicable host nation laws , SOFA s , and other international agreements.



3–121. Instances of personal hardship

In certain hardship cases, continued occupancy of military Family housing may be allowed. Rental charges (or remission thereof) for such occupancies are set forth in paragraph 3–18b.

Oh ya they will. Two things are certain:
1) They will pay you $100.00 and try to take back $99.00 &
2) They will get there money first no matter what.

You are right its going to have to be the Parish. I touched on why I'm staying near Fort Polk in earlier posts. But If I am able to work I will. I would very much appreciate it if we could have a budget and possibly remove the hiring freeze; just a little maybee for Fort Polk. I know I'm being selfish and a little demanding. I just want to take care of my family when I become the Company Commander of Fort Living Room. Just because I am diminished my family should not have to suffer greatly. Some change will happen reguardless. But if I could minimize it...That would be the trick. Ha Ha you guys dont want me as a WalMart greeter; I dont have many social skills after over a decade in the Army.
